In most of the country, list price tells you roughly what you will pay. In the Houston suburbs it does not — because a MUD can add anywhere from $0.25 to $1.40 per $100 of value on top of your school district and county. On a $450,000 home that is a swing of about $430 a month between the cheapest and priciest districts. Same house, same price, very different payment.

Notice that Cy-Fair cut its rate in the same season Fort Bend ISD raised its own. That is exactly why figures copied from a two-year-old blog post can be off by hundreds of dollars a month.

You will notice the tool asks you for the MUD rate rather than assuming one. That is deliberate. MUD and levee-district rates are set district by district, and a single master-planned community frequently spans several districts with different rates — Towne Lake in Cypress sits across five. Publishing one rate for a whole community, which most guides do, is how buyers end up budgeting from a number that was never theirs.

For scale, districts I have verified against their own filings: Fry Road MUD $0.32825, Fort Bend County LID 17 (Telfair) $0.39, Harris County MUD 419 (part of Bridgeland) $0.79, Fort Bend MUD 182 $1.07. Your rate is on your tax statement, or on the district's own site.

Why is my Houston mortgage payment higher than the calculator said?

Because most calculators use a generic property tax estimate. In the Houston suburbs a MUD or levee improvement district funds the roads, water and drainage in your community, and its rate stacks on top of the school district, county and city. Across the plausible MUD range, that is roughly a $430 monthly swing on a $450,000 home.

What is a MUD tax in Texas?

A Municipal Utility District issues bonds to pay for water, sewer, drainage and often the amenities of a new community, then levies a property tax to repay them. Rates generally decline over time as bonds are retired, which is why established communities often carry lower combined rates than brand-new ones.

Which tax rates does this calculator use?

The 2025 adopted rates published by each authority, listed in the table above. MUD rates are entered by you, because they are set per district and vary within a single community.

How do I find my exact MUD rate?

It is on your property tax statement or the district's own website, and the appraisal district can confirm which numbered district an address falls in. Or send the address using the form above and I will pull it for you.
