Living in Towne Lake, Cypress TX: A Local REALTOR's Guide

Towne Lake is the one where you can take a boat to dinner. That is not marketing copy — the community is built around a 300-acre recreational lake, waterfront owners can install private docks, and the Boardwalk is a 181,000-square-foot waterfront district you can literally arrive at by water. It is the most distinctive address in Cypress, and it carries the two things every buyer here has to understand: what waterfront actually costs, and why five different MUDs mean your neighbor's tax rate isn't yours. Most “lake” communities in Houston sell you a retention pond with a fountain. Towne Lake's 300-acre lake is genuinely recreational: residents boat on it. Waterfront homeowners can install private boat docks, and every resident has access to the community boat launch and beach club, so you don't need a waterfront lot to use the water — a distinction that saves buyers a lot of money, as you'll see below.

That single amenity is why Towne Lake commands the premium it does in Cypress. It is not replicable by the next developer down the road, and it is the reason resale here behaves differently than in a comparable inland community.

The Boardwalk

The Boardwalk at Towne Lake is a 181,000-square-foot waterfront commercial district — dining, shopping, recreation and wellness, built along the lake edge. The genuinely unusual part is that residents can boat to it. In a metro where “walkable town center” usually means a parking lot with a sidewalk, this is a real differentiator, and it does a lot of the work of making Towne Lake feel like a place rather than a subdivision.

Waterpark, Lakehouse & the rest

Beyond the lake, the amenity package is deep: a private resident waterpark with a lazy river, and The Lakehouse amenity center with a fitness center and event space. Between the waterpark, the boat launch and the Boardwalk, this is a community where the amenities are the reason people buy — which is worth naming honestly, because you pay for them in the tax rate and the HOA.

Homes & pricing

Towne Lake spans a wide range: roughly $400,000 at the entry level to well over $1 million for lakefront estates, with most active inventory sitting in the $450,000–$650,000 band. The spread is almost entirely about water: proximity to it, view of it, and whether you have a dock on it.

That makes comparable sales unusually important here. A closed sale three streets inland tells you very little about a waterfront lot, and vice versa. Ask for comps that match your actual water position, not the community average.

Schools: Cy-Fair ISD

Towne Lake is zoned to Cypress-Fairbanks ISD, the third-largest district in Texas and one of the better-regarded large districts in the state. On-site and nearby campuses include Rennell Elementary, Postma Elementary and Dr. David Anthony Middle School, with students typically attending Cypress Ranch High School.

Cy-Fair redraws attendance boundaries as new campuses open, so confirm the exact elementary, middle and high school assignment on the specific address before you fall in love with a floor plan.

Five MUDs and your real tax rate

The real number, and where it comes from. Most guides quote a single combined rate and never show the maths. Here is the 2025 stack for a Harris County home in Cy-Fair ISD:

Everything above the MUD line is the same for every Cy-Fair home. The MUD is what actually separates one community from another — and it is set district by district, not community by community. Harris County MUD 419, which serves part of Bridgeland, adopted $0.79 for 2025 ($0.57 debt service, $0.22 maintenance). Neighbouring districts run higher or lower; some older ones sit near $0.30.

Stack those together and a typical Cy-Fair combined rate lands somewhere around 2.5% to 2.9%, with newer, amenity-heavy communities at the top of that band and older paid-down districts at the bottom. Two important caveats: Cy-Fair ISD cut its rate in October 2025 to the lowest level in 39 years, so older figures circulating online overstate the total; and your exact rate depends on which numbered MUD your street sits in, not which community sign you drove past. Commute & getting around

Towne Lake sits off Barker Cypress with quick access to US-290 and the Grand Parkway (TX-99). The Grand Parkway runs south toward I-10 and the Energy Corridor; 290 heads southeast toward the northwest business parks, the Galleria and downtown, with a Cypress Park & Ride serving downtown commuters.

As always: drive the actual route on a real weekday morning at the hour you'd leave. The gap between a 7:00 a.m. 290 crawl and a midday glide is the single most common post-closing surprise I hear about.

Who Towne Lake is best for

  • People who will actually use the water — boaters, paddlers, anyone who wants to walk out to a launch rather than trailer somewhere.
  • Buyers who want a genuine town center and are tired of strip-center suburbia.
  • Families wanting Cy-Fair schools with resort amenities in one package.
  • Less ideal for buyers chasing the lowest tax rate, anyone indifferent to water (you're paying for it either way), or those who want a fully established, mature-tree neighborhood — for that, look at Fairfield or Coles Crossing.
