Living in Telfair, Sugar Land TX: A Local REALTOR's Guide

Telfair is what Sugar Land built when it had learned from First Colony. Newland Communities started in 2005 on a 2,018-acre tract and produced 2,884 homes around a 70-acre lake system with over 250 acres of recreational space — newer than the classic Sugar Land communities, walkable in a way most of them aren't, and close enough to Town Square to use it. Why Telfair reads differently

Sugar Land's older communities were laid out when the assumption was that you drove everywhere. Telfair, begun in 2005, was not. Across its 2,018 acres Newland put 2,884 single-family homes around a 70-acre lake system and more than 250 acres of recreational space, with a street pattern that makes walking inside the community genuinely pleasant.

Be clear-eyed about the limit: Telfair is walkable internally. You will still drive to leave it. But it sits close to Sugar Land Town Square, which is the nearest thing to a real town centre in the Houston suburbs, and that combination — walk the neighbourhood, short drive to a genuine centre — is unusual here.

The lake system & two rec centres

The 70-acre lake system is the organising feature, with parks and walking trails threaded around it and a boat dock on the water. Telfair runs two recreation centres rather than one:

  • Telfair Central — fitness centre, banquet hall, and a pool complex with water slides and a splash pad.
  • Jurgensen Recreation Center — a second swimming pool and playground.

Two centres for under 3,000 homes means the summer pool crush is split, which sounds minor until you have queued for a lounger in July.

Cornerstone, Sartartia, Clements

Telfair is zoned to Fort Bend ISD's Cornerstone Elementary, Sartartia Middle School and Clements High School — the same Clements that ranks in the top 1% of Texas high schools and anchors demand across First Colony.

Note the nuance: Clements serves part of Telfair, not automatically all of it, and Fort Bend ISD adjusts boundaries as it manages capacity. If Clements is the reason you are buying, that has to be confirmed on the specific address rather than assumed from the community name. It is a five-minute check that protects a six-figure decision.

LID 17 — a rare piece of clarity

Most community guides wave at “MUD taxes” and move on. Telfair lets us be specific, because Fort Bend County Levee Improvement District 17 publishes its own numbers.

For 2025 it adopted $0.39 per $100$0.185 debt service and $0.205 operations and maintenance — and that is a reduction on the prior year. Stack it on the shared Fort Bend entities below and a Telfair home lands around 2.2% all-in, which is competitive for a community this new and comfortably below what a comparable young MUD community in Cypress carries.

A levee district also does something a MUD does not: it funds flood-protection infrastructure. In this part of Fort Bend, near the Brazos, that protection is the reason certain neighbourhoods stayed dry in events that flooded others. It is a cost, but it buys something specific.

The homes

With 2,884 homes built from 2005 onward, Telfair sits in a useful middle: newer than First Colony, Greatwood or New Territory, but old enough that the landscaping has filled in and the community is finished rather than under construction. Expect a mix of single-family homes plus lower-maintenance options that suit both families and downsizers.

Because build-out ran across roughly two decades, section timing still matters. Ask which phase a home is in and pull comparable sales from that phase.

Who Telfair is best for

  • Buyers who want newer construction without leaving Sugar Land for the outer suburbs.
  • Families targeting the Clements feeder who find First Colony's housing stock too dated.
  • Anyone who wants to walk their neighbourhood and still reach a real town centre quickly.
  • Less ideal for buyers wanting large mature trees, the lowest tax rate in the county, or brand-new construction — for the newest product look at Riverstone.

Property taxes: the number that decides your payment

The real stack, from the taxing authorities. Most guides quote one combined rate and never show the maths. Here is 2025 for a Sugar Land home in Fort Bend ISD:

Your MUD or levee district (LID) — the variablevaries

Two things worth knowing. First, Fort Bend ISD raised its rate by seven cents in September 2025, from $0.9869 to $1.0569, to fund salary increases — so figures published before that understate your bill. (Cy-Fair, across the county line in Cypress, went the other way and cut its rate.) Second, everything above the last line is identical for every Sugar Land home in FBISD. The district on that last line is the only real variable, and it is set district by district, not community by community.

A worked example: Fort Bend County LID 17, which covers Telfair, adopted $0.39 for 2025 — $0.185 debt service, $0.205 operations — a reduction on the prior year. Stack that on the shared entities and you land near 2.2% all-in. Older Sugar Land communities whose districts are further through their debt sit lower; newer ones sit higher. It is worth noting Sugar Land generally runs below comparable Cypress communities, where a young MUD funding new amenities can push the combined rate past 2.8%.
