Living in Riverstone, Sugar Land TX: A Local REALTOR's Guide

Riverstone is the largest and newest of Sugar Land's flagship communities — 3,860 acres, roughly 6,400 homes, about 18,000 residents, begun by Johnson Development in 2007. It has 250 acres of lakes, over 20 miles of trails and three recreation centres. The scale, and what it buys

Johnson Development began Riverstone in 2007 off Highway 6, three miles south of US-59. It now covers roughly 3,860 acres with about 6,400 homes and 18,000 residents, which makes it comfortably the largest of Sugar Land's marquee communities and the newest at scale.

More than 500 acres is given over to open space, parkland and resort-style amenities. The practical effect is a community that still feels green at 6,400 homes — which is not automatic, and is mostly a function of the 250 acres of lakes winding through it.

Sugar Land or Missouri City?

This is the Riverstone detail that catches people. The master plan includes homes with both Sugar Land and Missouri City addresses. Buyers assume “Riverstone” means Sugar Land; for a meaningful share of the community it does not.

It matters for practical reasons rather than snobbery: the city determines your municipal tax rate, your city services, and in some cases perception at resale. Sugar Land's 2025 city rate is $0.3588 per $100; Missouri City sets its own. Neither is wrong, but they are different lines on your closing statement, and you should know which one you are buying before you fall for a floor plan.

Lakes, trails & three rec centres

The amenity package is the strongest in Sugar Land, and it is not close:

  • 250 acres of lakes winding through the community.
  • Three recreation centres with swimming pools contoured with rock waterfalls and panoramic lake views.
  • More than 20 miles of trails for hiking and biking.
  • Lighted tennis courts, a fishing pier, playgrounds, and a 3.5-acre dog park.

Three rec centres across 6,400 homes is a better ratio than most communities half its size manage with one.

Schools: the Elkins feeder

Riverstone is zoned to Fort Bend ISD, with a wide set of campuses reflecting its size. Elementary schools include Anne Sullivan, Austin Parkway, Commonwealth and Settlers Way; middle schools are First Colony and Fort Settlement; and the main high school is Lawrence E. Elkins.

With four elementaries in play, the campus assignment genuinely varies street by street here — more than in most communities. If a specific elementary matters to you, that is a per-address check, not a per-community one.

The homes

The plan mixes patio homes, production homes and custom homes, which is why the price range is wide and why comparable sales have to be matched by product type as well as location. A patio home and a custom home on a lake lot are not the same market even though they share an entrance.

Because building ran from 2007 through recent years, you can find both settled sections with grown landscaping and newer phases. Ask which phase, then price against that phase.

Who Riverstone is best for

  • Buyers who want the best amenity package in Sugar Land and will actually use trails, lakes and multiple pools.
  • Families wanting newer homes than First Colony or Greatwood offer without leaving Fort Bend ISD.
  • Dog owners — a 3.5-acre dog park is not a token gesture.
  • Less ideal for buyers who need a Sugar Land address specifically (check which side), want mature 1980s tree canopy, or want the shortest possible commute to the Medical Center.

Property taxes: the number that decides your payment

The real stack, from the taxing authorities. Most guides quote one combined rate and never show the maths. Here is 2025 for a Sugar Land home in Fort Bend ISD:

Your MUD or levee district (LID) — the variablevaries

Two things worth knowing. First, Fort Bend ISD raised its rate by seven cents in September 2025, from $0.9869 to $1.0569, to fund salary increases — so figures published before that understate your bill. (Cy-Fair, across the county line in Cypress, went the other way and cut its rate.) Second, everything above the last line is identical for every Sugar Land home in FBISD. The district on that last line is the only real variable, and it is set district by district, not community by community.

A worked example: Fort Bend County LID 17, which covers Telfair, adopted $0.39 for 2025 — $0.185 debt service, $0.205 operations — a reduction on the prior year. Stack that on the shared entities and you land near 2.2% all-in. Older Sugar Land communities whose districts are further through their debt sit lower; newer ones sit higher. It is worth noting Sugar Land generally runs below comparable Cypress communities, where a young MUD funding new amenities can push the combined rate past 2.8%.
